Brief About Building Maintenance Directorate and Types of Provided Maintenance The Building Maintenance Directorate is one of the Directorates under Projects and Maintenance Sector in the Ministry of Works, Municipalities Affairs and Urban Planning. Since 2013, Engineer Huda Mirza Abbas is the Director of BMD and this Directorate consist of two main sections as follow: • Planning and Engineering Section • Maintenance Supervision Section The Building Maintenance Directorate is responsible for maintaining the most of the Government Owned Buildings that belong to Government Entities which doesn’t have an allocated maintenance budget and technical team, all of that is reflecting the government strategy that gives a significant interest to building maintenance in line with Bahrain’s economic vision and the achievement of sustainable development goals, which provide social, economic and environmental needs to the community. The Directorate carries out the required maintenance works in order to maintain the safety of these buildings, prolong their life span, ensure their sustainability and increase their operational efficiency, this accomplished through the implementation of comprehensive cyclic maintenance and preventive maintenance for the buildings according to the approved management plan. In addition to that, carrying out emergency maintenance and non-scheduled requests received by the Directorate from various government entities. The maintenance in these buildings include civil, electrical and mechanical works as well the maintenance of the roof waterproofing, landscaping and structural repair works, taking into consideration the quality of the required materials, specifications and international standards. Furthermore, BMD striving to convert the buildings (partially) into environmentally friendly green buildings. The maintenance work carried through agreement with qualified local contractors registered with the Ministry through Measure Term Contracts and Biennial Preventive Maintenance Contracts or by issuing large-scale projects through open tenders (locally). Furthermore, BMD prepares technical reports to identify the maintenance requirements and to analyze the condition for the government buildings and supervises execution of the works in projects funded by other government entities. Page 1 of 3 Brief About Building Maintenance Directorate and Types of Provided Maintenance Types of Provided Maintenance: • General Repair as per the Directorate’s plan which covers the followings: 1. Civil and structural works (such as internal and external painting, repair of cracks, report/replace of ceilings, flooring, renovation of toilets, repair of waterproofing system, etc.). 2. Mechanical works (such as report/construct of ground water network, repair of water tanks, repair of air conditioning systems, etc.) 3. Electrical Works (such as replacement of electrical distribution boards, replacement of lights, sockets, etc.) Note: General repair may include re-design of internal offices or external facade of the building as per the needs. • Preventive Maintenance for Two Years as per the Directorate’s plan which covers the followings: 1. Mechanical works (such as repairing of air conditioning systems, water tanks and other works that required for operation of the building) 2. Electrical works (such repair of emergency electrical trips, replacement of damaged lights and other works that required for operation of the building) 3. Minor Civil works (such as repair of cracks, minor painting and other works that required for operation of the building) • Preventive Maintenance for Two Years as per the Directorate’s plan which covers the followings: 1. Planting external plants as well as afforestation works. 2. Maintenance of irrigation systems. 3. Maintenance of hardscape. 4. And other related work. • Emergency and Urgent Maintenance Works which attended immediately by BMD team through assigning Contractors for execution which cover the followings: Civil Works: 1. Damaged staircase and corridor railings 4. Damaged staircase treads and risers 5. Damaged handicap ramps 6. Damaged septic tanks and manhole/soak pit covers 7. Sewer and drainage line leaks and blockage 8. Extremely damaged floor tiles 9. Other items that are risk to health, safety and environment Mechanical Works: 1. Water pipeline leaks 2. Faulty water pumps 3. Damaged water tanks (cracks and leakage) 4. No water supply 5. Water overflow 6. Broken flush tanks 7. Ventilation 8. Other items that are risk to health, safety and environment Electrical Works: 1. Electrical trips 2. Faulty Earth-Leakage Circuit Breaker (ELCB) 3. DB and sub-main panel faults 4. Overheating or loose MCCB and DB 5. Hanging light fittings 6. Broken sockets and switches causing the electrical wires to be exposed 7. Damaged or cut live electrical wires 8. Missing street lighting pole covers 9. Other items that are risk to health, safety and environment Important Notes: 1. Execution of all above mentioned works are subjected to the availability of budget. 2. Execution of preventive maintenance and maintenance of landscape is related to the condition of the building, it is provided only if the building is new or the last general repair has been done one year ago. 3.
